This service is perfect for private sales, for sale by owner sales, family member sales. Any transaction where the buyer, seller and house are already in place and guidance is needed to get to closing.
I will proactively manage each step of the way to keep the transaction moving forward smoothly. I will give valuable advice on terms and conditions, inspections, appraisals, possession, timelines, repairs, title insurance and appraisal issues.
I will provide all the required contracts and disclosures, meet with you to get them filled out and provide guidance along the way. I will also make sure the lender and title company receive what they need.
I will coordinate and attend the home inspection. I will give guidance to buyers and sellers on what is customary and what may be required for the loan. I can also help work through major repairs, like roof, basement or septic if they come up.
I will coordinate and attend the appraisal. I will advise the seller on how to prepare the home and provide the appraiser information to help him reach the desired value.
I will request the title policy for the buyer and for the lender. I will coordinate between the title company and lender for a seamless process.
I will work with the loan officer and processors to make sure they have the transaction documents they need to finance. I will also give guidance for any issues or required repairs as they arise. If the buyer needs a lender I can refer a great one.
I will schedule the closing for efficiency and timeliness. I will also coordinate with the title company for a remote notary or power of attorney if necessary.
My fee for this service is negotiated up front and varies depending on the transaction and services needed. You can expect to save substantially over full service Buyer or Seller representation fees. Fees are paid at closing.
